Q: What is the building height?
A:
Although the future land use under the comprehensive plan allows for 5-stories, we have reduced the height of the community to no greater than 4-stories.  This was a predominate comment made throughout numerous meetings with the neighborhood and we made this change in response to the concern.

Q: What are the setbacks from neighboring homes?
A:
The architectural design has done a number of things to create the largest setback possible between the property and neighboring properties. To start, by moving the building as far northwest as possible (and having the County agree to a 0’ setback on those sides), we were able to increase the average eastern setback to 110’ and the average southern setback to 115’.  Moreover, by designing a cyclical parking plan we were able to single load parking lanes in order to increase the landscape buffer.  By reducing parking in key areas, we will be able to plant far denser foliage to reduce any noise, light, and sound that might affect neighbors.  This was a predominate comment made throughout numerous meetings with the neighborhood and we made this change in response to the concern.

Q: Are children able to reside at this community?
A:
This property is designated as senior independent living with the head of household aged 62+.

Q: Is this Section 8 public housing?
A: No, the affordability restrictions at this property follow the Section 42, Low Income Housing Tax Credit program. The U.S. Department of Housing (HUD) sets income and rent limits for each county or MSA to, in our case, 60% of the area median income. Instead of rent vouchers, developers are granted tax credits for keeping rents at these lower limits set by HUD.

Q: Will my home value go down?
A: It is more likely that neighboring home values will either be sustained or increase.  Studies show that new apartment communities increase value for nearby single family homes. By bringing additional purchasers to communities, small businesses thrive and it spurs local growth.  In any community it is important to have a diverse housing stock.  Senior affordable housing is not currently located in this neighborhood.  By bringing the new construction of much needed housing, it often increases property value of homes in the area.
