Alexa Abbott is a Development Associate for Dominium. Abbott is responsible for underwriting new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction.

Abbott joined Dominium in November of 2022. Previously, she worked as a State and Local Government Associate at Pricewaterhouse Coopers where she worked with major government agencies and institutions to strengthen and develop economic recovery, service delivery, funding and internal business strategies. Most recently, Abbott worked as a Community Development Advisor at Purpose Built Communities where she supported community development organizations nationwide with making neighborhood-scale investments in multi-family housing, health and wellness, education, and economic development in historically under-resourced neighborhoods.

Abbott holds a Bachelor’s in Business Administration from the University of Michigan, Ann Arbor. She is also a Young Professionals Board Member for Focused Community Strategies, as well as a Urban Land Institute Member.

Steven Bennett is an Executive Assistant for the Senior VP, Capital Markets and Director of Capital Markets at Dominium.  Bennett is responsible for managing the schedules and communication needs of this growing department at Dominium.

He joined Dominium in August 2022.  Previously, he was an Executive Assistant at USA Network/NBC Universal, an Executive Assistant and Payroll Analyst at Columbia University Medical Center, a Senior Clerical Coordinator at Westchester Health Dermatology, White Plains Hospital, and most recently served as a Senior Patient Access Service Representative at Northwell Health/Phelps Hospital.

Bennett holds a Bachelor of Science in Communications Arts and Sciences degree from St. John’s University.

Halle Birckelbaw is a Development Analyst for Dominium. Birckelbaw is responsible for underwriting new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction.

Birckelbaw joined Dominium in 2022. Before becoming a Development Analyst, she worked as a Development Coordinator for Dominium. Previously, she also held a position on the Trading Operations team at Charles Schwab. Birckelbaw holds a Bachelor of Business Administration in Finance from Texas A&M University.

Nash Chute is a Capital Markets Associate for Dominium. Chute is responsible for the development of the business, negotiations, financial modeling and strategic initiatives. He joined in August of 2021.

Previously, Chute worked as a Property Management Intern and Portfolio Analyst at Dominium.

David D'Amelio is a Senior Development Associate for Dominium. D'Amelio is responsible for underwriting new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction. He joined Dominium in January of 2020.

Previously, D'Amelio was an Operations Intern at Bank of America Merrill Lynch and a Graduate Intern with a multi-family real estate developer in Seattle, WA.

D'Amelio holds a Bachelor of Science in Industrial and Labor Relations from Cornell University in addition to a certificate in Commercial Real Estate Development.

Lilly Deprey is a Development Associate for Dominium. Deprey is responsible for underwriting new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction. She joined Dominium in May 2022.  

Previously, Deprey interned at Dominium as a Development and Acquisitions Intern.

Deprey holds a Bachelor of Business Administration in Real Estate and Urban Land Economics and a Certificate in Spanish, both from the University of Wisconsin – Madison.

Khayree Duckett is a Government Relations Manager & Policy Lead at Dominium. In this role, he is responsible for supporting Dominium’s relationships with partners in government, industry, and philanthropy. Prior to joining Dominium in 2020, Duckett most recently advocated for property rights and homeownership as the government affairs director for the Saint Paul Area Association of REALTORS®. Previously, he began his career by working on campaigns for Senator Chuck Grassley, Governor John Kasich, and in the Iowa and Minnesota Legislatures.

Duckett earned a bachelor’s degree from Iowa State University in and his professional affiliations include The Real Estate Council (TREC) Dallas and the Texas Affiliation of Affordable Housing Providers (TAAHP). He serves on the Community Housing Resource Partners board of directors and is also a contributor to the Dominium Employee Emergency Fund, which assists Dominium employees financially in recovering from fires, floods, hurricanes, and other uncontrollable life-altering events.

Rory Hogan is a Development Associate for Dominium. Hogan is responsible for the underwriting of new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction. He joined Dominium in August 2022.

Hogan holds a Bachelor of Science in Agricultural Economics, Finance and Real Estate from Texas A&M University and a Master’s in Real Estate Development from Georgia Tech.

Austin Holmes is a Senior Development Associate for Dominium. Holmes is responsible for assisting project partners with new project development, acquisition and financing of multifamily properties. He prepares and coordinates financing and equity packages while assisting with design processes and construction management of portfolio properties. He joined Dominium in March of 2021.

Previously, Holmes was a REPE Analyst at Crow Holdings.

Holmes holds a Bachelor in Applied Economics and Management from Cornell University.

Nicholas Koutani is a Development Associate for Dominium. He joined Dominium in August 2022.

Previously, Koutani was a Capital Markets Intern at Jones Lang LaSalle (JLL). He is also a member of the Urban Land Institute and CCIM Houston/Gulf Coast Chapter.

Koutani holds a Bachelor of Business Administration in Finance and has his Certificate in Commercial Real Estate from the University of Houston.

Sam Lerche is a Development Associate for Dominium. Lerche is responsible for underwriting new multifamily development and acquisition opportunities, securing financing for new acquisitions and developments, and aiding with projects throughout construction. He joined Dominium in September 2021.  

Previously, Lerche interned at Dominium as a Tax Intern in the summer of 2020, a Financial Planning and Analysis Intern during 2020-2021 school year, and a Development and Acquisitions Intern in the summer of 2021.

Lerche holds a Bachelor of Science in Finance and Accounting from University of Minnesota - Twin Cities. 

As Senior Vice President and Regional Development Leader, Ryan Lunderby is responsible for leading the region-wide Development efforts for Dominium in the Central region. His daily responsibilities include the oversight and growth of Dominium’s pipeline in Iowa, Illinois, Minnesota, Nebraska, Ohio, Tennessee, Texas, and Wisconsin.  

Since joining Dominium in 2004, Lunderby has led a variety of project types including acquisition and rehabilitation, new construction, and historical rehabilitation developments. Additionally, he has been involved with the re-syndication of Dominium’s existing portfolio of original tax credit properties throughout the Midwest. 

Lunderby holds a Bachelor of Science in Real Estate Finance from St. Cloud State University. He is a member of the St. Cloud State Real Estate Alumni Association and Tennessee Developers Council. 

Lunderby is also a founding contributor to the Dominium Foundation which contributes to important housing and social service organizations in the communities where Dominium operates.

Noi McCaskey is a Development Coordinator for Dominium. McCaskey is responsible for working with internal and external clients to ensure the timely completion of the due diligence process from loan origination through closing and post-closing on multi-family housing loans.

She joined Dominium in August 2023. Prior to joining Dominium, McCaskey worked as a Senior Assistant Project Manager and Development Coordinator at Verdad Real Estate where she managed the due diligence process from the beginning of acquisition through entitlement and permitting, construction completion and disposition of each property.

As Senior Vice President of Capital Markets, Thomas McElroy is responsible for developing and overseeing an institutional framework for the company’s existing debt and equity relationships, along with the creation and development of new programmatic relationships that lead to a portfolio-wide strategy for financing both the equity and debt by focusing on efficiency and innovation. McElroy is also responsible for negotiation of specific deal terms and the closing of individual financing of the projects subject to the needs of the development team leads, along with coordination of interim financings with the company’s internal Polaris Capital group, and the direction of Dominium’s investment sales effort.

Prior to joining Dominium, McElroy most recently served as a senior associate at Castlelake, a global private investment firm managing more than $19 billion in assets on behalf of institutional investors. As a member of Castlelake’s North American Assets investment team, McElroy was responsible for identifying and executing private market investments in affordable housing and the acquisition, development and construction of single-family residential, mixed-use properties and master planned communities.

Prior to joining Castlelake, McElroy was a development associate for Dominium where he was responsible for generating and analyzing new affordable housing investments. McElroy also spent five years playing professional hockey in the AHL, ECHL and in Europe.

McElroy holds a Master of Business Administration in Real Estate from the University of St. Thomas, Opus College of Business and a Bachelor of Science in Finance and Real Estate from St. Cloud State University.

As Vice President and Project Partner, Neal Route is responsible for new project development, acquisitions, and financing. Since joining Dominium in 2012, Route has worked on a variety of project types including fee simple acquisitions, portfolio acquisitions, partnership acquisitions, new construction projects, resyndications, and renewable energy developments, including both hydroelectric and solar. During his tenure, Route has been involved in the acquisition and/or development of more than 5,200 units, and placement or assumption of nearly $900 million in debt & equity.

Route holds a Bachelor of Business Administration in Real Estate and Urban Land Economics from the University of Wisconsin-Madison. His professional affiliations include the University of Wisconsin Real Estate Alumni Association and the Urban Land Institute. He serves on the QAP Committee of the Texas Affiliation of Affordable Housing Providers (TAAHP) and on the Advisory Council for the Real Estate Center at the UT Austin. Route is a contributor to the Dominium Foundation, which contributes to important housing and social service organizations in the communities where Dominium operates.

As Senior Vice President and Project Partner, Jeff Spicer is leading Dominium’s efforts in Texas and help Dominium grow its presence in this emerging market. Spicer is responsible for originating and overseeing new project development, financing, and acquisitions.

Spicer joined Dominium in September of 2017 but has a long-term relationship lasting more than 10 years as a consulting partner for Dominium. He has over 25 years of experience in affordable housing where he has worked to develop successful ventures in the state of Texas and across the southwestern part of the country. 

Spicer is an active member of the Texas Association of Affordable Housing Providers (TAAHP), Texas Association of Local Housing Finance Agencies (TALHFA), and National Association of Home Builders (NAHB). He is also on the TALHFA Board of Directors and the NAHB Multifamily Board of Trustees.

Prior to joining Dominium, Spicer was co-founder and principal at State Street Housing Development where he developed affordable housing in Texas and the southwest.  He currently owns more than 1,000 affordable housing units and has developed over 7,000 units nationwide. 

Spicer holds a Bachelor’s Degree in Economics and International Business and a Master’s Degree in Real Estate Finance and Investment Analysis both from the University of Wisconsin-Madison. He also held a Wisconsin real estate license and has been an active member on many boards.

Spicer is a contributor to the Dominium Foundation which contributes to important housing and social service organizations in the communities where Dominium operates.

Brody Swanson is a Capital Markets Associate for Dominium. Swanson is responsible for the development of the business, negotiations, financial modeling and strategic initiatives. He joined in January of 2022.

Previously, Swanson worked as a Development Analyst Intern for Dominium and holds a Bachelor of Arts in Economics from the University of Minnesota – Twin Cities.
