He joined Dominium in January of 2020.
Previously, D'Amelio was an Operations Intern at Bank of America Merrill Lynch and a Graduate Intern with a multi-family real estate developer in Seattle, WA.
D'Amelio holds a Bachelor of Science in Industrial and Labor Relations from Cornell University in addition to a certificate in Commercial Real Estate Development.

Tangela Davis is a Project Coordinator for the Central Region. Tangela is responsible for working with internal and external clients to ensure the timely completion of the due diligence process from loan origination through closing and post-closing on multi-family housing loans.
She joined Dominium in August of 2021. Tangela previously held multiple finance positions within JPMorgan Chase, most recently acting as a Commercial Real Estate Transactions Specialist.
Tangela holds a Bachelor of Science degree in Business Administration from Strayer University & Certification in Marketing & Communication from SMU Cox School of Business.

Khayree Duckett is a public affairs associate with Dominium Development & Acquisitions. In this role, he is responsible for supporting Dominium’s relationships with partners in government, industry, and philanthropy.
Prior to joining Dominium in 2020, Duckett worked for and with local, state, and federal policymakers, most recently as the government affairs director at the Saint Paul Area Association of REALTORS® (SPAAR).
Duckett holds a Bachelor of Arts in Political Science from Iowa State University. His professional affiliations include The Real Estate Council (TREC) Dallas, the Texas Affiliation of Affordable Housing Providers (TAAHP), and the Texas Association of Builders.
Duckett is a contributor to the Dominium Employee Emergency Fund, which assists Dominium employees financially in recovering from fires, floods, hurricanes, and other uncontrollable life-altering events.

Dylan Klopp is a Senior Development Associate for Dominium. Klopp is responsible for assisting with new project development, acquisition, and financing. In addition, he prepares and coordinates financing and equity packages and assists with construction management and design processes. He joined Dominium in September of 2016.
Previously, Klopp has served both as a Development Analyst and Development Intern for Dominium.
Klopp holds a Bachelor of Science in Business Administration with a concentration in finance from Northeastern University – D’Amore-McKim School of Business. He is a Board Member at Richfield Bloomington Credit Union, and member of the Urban Land Institute.

As Senior Vice President and Project Partner, Ryan Lunderby is responsible for new project development, acquisition and financing. He is also responsible for analyzing new acquisition opportunities, determining project feasibility, overseeing design and construction, working alongside different partnership restructuring, and negotiating with lenders, investors and third party vendors.
Since joining Dominium in 2004, Lunderby has been involved with several acquisition/rehabilitation undertakings, as well as new construction and historic rehabilitation projects. Included in these projects is the re-syndication of Dominium's existing portfolio of original tax credit properties throughout the Midwest. Most recently, Lunderby has played an integral role in Dominium's growth into new markets through new construction of affordable communities, acquisitions of Year 15 tax credit properties and acquisitions of general partner interests from various financial institutions.
Since entering a production role with Dominium in 2010, Lunderby has closed on over 50 properties totaling more than 7,500 apartment units.
Lunderby holds a Bachelor of Science in Real Estate Finance from St. Cloud State University. He is a member of the St. Cloud State Real Estate Alumni Association and Tennessee Developers Council.
Lunderby is a founding contributor to the Dominium Foundation which contributes to important housing and social service organizations in the communities where Dominium operates.

As Senior Vice President of Capital Markets, Thomas McElroy is responsible for developing and overseeing an institutional framework for the company’s existing debt and equity relationships, along with the creation and development of new programmatic relationships that lead to a portfolio-wide strategy for financing both the equity and debt by focusing on efficiency and innovation. McElroy is also responsible for negotiation of specific deal terms and the closing of individual financing of the projects subject to the needs of the development team leads, along with coordination of interim financings with the company’s internal Polaris Capital group, and the direction of Dominium’s investment sales effort.
Prior to joining Dominium, McElroy most recently served as a senior associate at Castlelake, a global private investment firm managing more than $19 billion in assets on behalf of institutional investors. As a member of Castlelake’s North American Assets investment team, McElroy was responsible for identifying and executing private market investments in affordable housing and the acquisition, development and construction of single-family residential, mixed-use properties and master planned communities.
Prior to joining Castlelake, McElroy was a development associate for Dominium where he was responsible for generating and analyzing new affordable housing investments. McElroy also spent five years playing professional hockey in the AHL, ECHL and in Europe.
McElroy holds a Master of Business Administration in Real Estate from the University of St. Thomas, Opus College of Business and a Bachelor of Science in Finance and Real Estate from St. Cloud State University.

He joined Dominium in February of 2022. Osaro previously worked as a Resident Services Coordinator, Affordable Housing Development Intern, Junior Project Manager, and was a former U.S. Air Force Staff Sergeant.
Osaro holds a Master of Science in City and Regional Planning from the University of Texas at Arlington. He also holds a Project Management Professional Certification from the Institute for Veterans and Military Families (IVMF) via Onward to Opportunity (O2O), Syracuse University, and a Bachelor of Arts in History from the University of Arkansas at Little Rock.

As Vice President and Project Partner, Neal Route is responsible for new project development, acquisitions, and financing. Since joining Dominium in 2012, Route has worked on a variety of project types including fee simple acquisitions, portfolio acquisitions, partnership acquisitions, new construction projects, resyndications, and renewable energy developments, including both hydroelectric and solar. During his tenure, Route has been involved in the acquisition and/or development of more than 5,200 units, and placement or assumption of nearly $900 million in debt & equity.
Route holds a Bachelor of Business Administration in Real Estate and Urban Land Economics from the University of Wisconsin-Madison. His professional affiliations include the University of Wisconsin Real Estate Alumni Association and the Urban Land Institute. He serves on the QAP Committee of the Texas Affiliation of Affordable Housing Providers (TAAHP) and on the Advisory Council for the Real Estate Center at the UT Austin. As Senior Vice President and Project Partner, Jeff Spicer is leading Dominium’s efforts in Texas and help Dominium grow its presence in this emerging market. Spicer is responsible for originating and overseeing new project development, financing, and acquisitions.
Spicer joined Dominium in September of 2017 but has a long-term relationship lasting more than 10 years as a consulting partner for Dominium. He has over 25 years of experience in affordable housing where he has worked to develop successful ventures in the state of Texas and across the southwestern part of the country.
Spicer is an active member of the Texas Association of Affordable Housing Providers (TAAHP), Texas Association of Local Housing Finance Agencies (TALHFA), and National Association of Home Builders (NAHB). He is also on the TALHFA Board of Directors and the NAHB Multifamily Board of Trustees.
Prior to joining Dominium, Spicer was co-founder and principal at State Street Housing Development where he developed affordable housing in Texas and the southwest. He currently owns more than 1,000 affordable housing units and has developed over 7,000 units nationwide.
Spicer holds a Bachelor’s Degree in Economics and International Business and a Master’s Degree in Real Estate Finance and Investment Analysis both from the University of Wisconsin-Madison. He also held a Wisconsin real estate license and has been an active member on many boards.
